financing solutions. The following are some of the financing programs available: (1)
Bridge Lending Program
Capital Axis arranges bridge loans to real estate operators
and developers who need financing immediately. We can
arrange customized short-term financing to meet your
needs until permanent financing can be secured. Our
ability to move quickly will help ensure that you don't
miss an opportunity because a permanent loan couldn't
be secured in time.
(2) Construction
Lending Program
Capital Axis arranges construction loans as well as
mezzanine loans for commercial real estate development.
We can help with all property types including office,
retail, multifamily, industrial, hospitality, condominium
projects, marinas, convention centers, arenas and stadiums.
Our preferred transaction size is $5 million to $50
million or higher.
(3) Hard Money Lending Program
Capital Axis arranges hard money loans that do not meet
conforming bank requirements. Our typical hard money
loan is $3 million to $50 million or more. Whether you
are re-tenanting and repositioning properties or acquiring
a property that does not meet bank underwriting standards,
Capital Axis can arrange for the required capital and
understands the intricacies of complex real estate transactions.
(4) Land Lending Program
Capital Axis arranges both short and long-term loans
on raw land for residential sub-division development,
commercial or industrial use. Our preferred transaction
size is typically $5 million to $150 million or more.
(5) Commercial Mortgage Loan Acquisition Financing
Capital Axis arranges financing for buyers of performing,
sub-performing and non-performing commercial mortgage
loans and mortgage loan portfolios. Loan acquisition
financing can either be structured as a temporary or
long-term facility to meet your strategic objectives.
(6) Mezzanine Lending Program
Capital Axis arranges for mezzanine loans to provide
clients with access to higher-leverage financing for
use in acquisitions, construction, asset repositioning
or simply to unlock equity trapped behind conduit loans.
These mezzanine loan products range from second mortgage
loans to sophisticated, senior-subordinated structured
finance transactions. Preferred transaction size is
$3 million to $50 million or more.
(7) Real Estate/Mortgage Acquisitions
Capital Axis can facilitate the acquisition of debt
and equity interests in both residential and commercial
real estate. We have a focus on the acquisition of non-conforming
and distressed mortgage loans and portfolios, as well
as commercial real estate properties that require repositioning
or have potential future cash flow concerns (e.g. large
lease rollover). Capital Axis is interested in facilitating
the acquisition of single asset real estate transactions
and portfolios typically $5 million to $100 million
or more.
